Is Lead Generation for Mortgage Agents Permissible, and What Should Be Done With Past Income?

Is Lead Generation for Mortgage Agents Permissible, and What Should Be Done With Past Income?

Question
In the Name of Allah, the Most Gracious, the Most Merciful.
Peace, mercy, and blessings of Allah be upon you.

My name is Abdul Samad. I live in Pakistan but run an online lead-generation and marketing business in Canada. My work is to create online ads and gather contact information for people interested in mortgages (interest-based loans). I provide these leads to mortgage agents. I do not sign any loan documents and do not participate directly in riba contracts. My income is from advertising and lead generation.

I recently realized this may be impermissible. My questions are:

  1. Is my past Hajj and Umrah valid?
  2. Is my income halal or haram?
  3. May I continue temporarily since I support my entire family and have no other skills right now?
  4. What should I do with the income earned so far?
  5. What about the apartment bought with this money?
  6. May I continue this work while building a halal alternative?
  7. Can I sell this business and use the money to start a halal one?

Answer
Alhamdulillah, wassalatu wassalamu ala rasulillah, wa ala alihi wa sahbihi ajmain.

1. The Shar‘i Context

Advertising is not neutral in Islamic law. If a Muslim knowingly markets or promotes a haram product, he becomes a helper in that haram.
Allah says:

“Cooperate upon righteousness and piety, and do not cooperate upon sin and transgression.” (Surat al Maidah 5:2)

Mortgage agents work primarily with riba-based loans, which are explicitly prohibited.
Supporting them by generating customers is direct assistance in a sin, even if you do not sign the loan yourself.

2. Ruling on This Work

Your work is not permissible because the service you provide (advertising and lead generation) is directly designed to increase riba contracts.

Even though you are not the borrower, your marketing is a necessary step for increasing interest-based transactions.
This falls under:

  • Helping the sinner in the act of sin
  • Supporting an industry built on riba
  • Taking payment for enabling unlawful contracts

Therefore, the income from this specific service is not halal.
It is not the same as general marketing; it is marketing for a haram purpose.

3. Is Your Past Hajj and Umrah Valid?

No human being can declare your Hajj or Umrah accepted.
Acceptance (qabul) is only with Allah.
We cannot say this one is accepted or this one is rejected.

However:

  • The validity of your Hajj and Umrah as rituals is intact.
  • Whether Allah accepts the deeds is His decision alone.

No scholar can say “Your Hajj is accepted” or “not accepted.”

4. What Should You Do With Past Income?

Since the income came from direct assistance in a haram activity, scholars classify such income as tainted, not pure halal.
But the ruling on what to do depends on your circumstances:

  • You must repent sincerely.
  • You must not continue to consume this income intentionally when a halal option is reachable.
  • You are not required to give away all your past savings, especially if doing so will leave you and your dependents without shelter or provisions.

The scholars say:

  • You may use what is necessary for survival.
  • You should gradually move away from relying on that wealth.
  • Giving sadaqah from it is recommended but not obligatory if it will harm your livelihood.

5. Is Your Apartment Permissible to Live In?

Yes.
Even though your income was from a prohibited source, the apartment is:

  • Not bought with stolen money
  • Not bought with interest earned
  • Not owned through harm to others

You may continue living in it and do not need to sell it.

6. Can You Continue Temporarily While Building a Halal Alternative?

You may not continue this work indefinitely, because it is direct cooperation in riba.
However, if:

  • You are the sole provider
  • You have no other income
  • Your dependents will suffer
  • You are actively searching for a halal alternative

Then the scholars allow a temporary transition period, not a long-term continuation.
This is based on:

الضرورات تبيح المحظورات بقدرها
Necessities allow what is otherwise forbidden — but only to the extent needed.

Meaning:

  • Only continue while urgently working toward leaving the field.
  • Temporary means short-term, not open-ended.

7. Can You Sell the Business?

Yes, you may sell the business as a digital asset, even if the buyer is a non-Muslim who will continue the same work.
Why is this allowed?
Because:

  • You are not selling riba,
  • You are selling software, systems, branding, digital assets,
  • The buyer bears their own responsibility.

Then you use that money to start a halal livelihood.

Final Ruling

Your work of generating leads for mortgage agents is not permissible, because it is direct assistance in interest-based transactions.
Your Hajj and Umrah are valid in form, but only Allah knows if they are accepted.
Your past income is tainted, but you may use what you need while repenting and transitioning to a halal source.
Your apartment is halal to live in.
You may continue only temporarily, while actively searching for halal alternatives.
You may sell your business and use the proceeds to start something permissible.

And Allah knows best.
